How One Real Estate Investor Used “Ugly” Marketing and Earned Over $35,000 in 10 weeks | CEO of Strategic Real Estate Coach – Josh Cantwell

On this week’s episode of the Garlic Marketing Show, we’re flipping over to the real estate industry with Josh Cantwell, strategic real estate coach & CEO of Freeland Ventures Private Equity and Direct Real Estate Lending. Josh started as a real estate investor when he was in his 20’s. He was making money but the investing industry wasn’t his cup of tea. He didn’t like the unpredictability and started flipping houses. He outsourced housing budgets and brought in his own team of real estate investors. Shortly after his change in career path, Josh joined a coaching program for real estate courses and within 10 weeks he flipped 18 properties and earned OVER $35,000. If you think that’s impressive learn how Josh was diagnosed with pancreatic cancer while flipping two houses and STILL made $80,000 in his terminal state on this week’s episode.

I sold $400k in my first seminar because I utilized two things: experience and authenticity. My philosophy for marketing is to show people the good, the bad, and the ugly.

Does Josh Have Marketing Immortality?

Before we start raving about Josh’s success and the marketing behind it, we want to share his story. Integrating story into your marketing is key to connecting with potential prospects because story utilizes The Mere Exposure Effect. By blending story with video, podcasts, or audio, potential prospects can hear your authentic voice. This allows customers to become more familiar with you, which leads to a greater probability for them to take positive action with you and your company. They begin to know, like, and trust you. Josh also shared that his authenticity sold him $400k at his first real estate seminar.

Here’s Josh’s story:

In 2011, Josh was diagnosed with pancreatic cancer. This form of cancer has an 8% survival rate. As Josh was fighting for his life, he was in the depths of flipping two houses. Thankfully, Josh was apart of the 8% who survive. When he was able to get back to running his business he made $80,000 from TWO houses. Josh began to ask himself if he can make this kind of money while cheating death, why can’t everyone? Unfortunately, because his cancer was so traumatic he was forced to reinvent himself and creating courses to help other real estate investors was his first step.

Now with 1,500 real estate transactions, 15,000 students enrolled in his real estate courses, and $4 million dollars raised LAST WEEK from an e-mail blast, it’s safe to say Josh not only saved his life but saved his business and reached the real estate hall of fame.

Was Josh gifted with marketing immortality or is he just super awesome?

The Good, The Bad, and The UGLY

Josh started speaking at seminars and as we said before, he cashed out $400k from investors, buyers, and real estate entrepreneurs at his first event.

So, what’s Josh’s secret?

Josh says on stage he shares the good, the bad, and the UGLY about his business. He leaves it all on stage and you know what? It works. Potential prospects resonate most with the ugly because authenticity builds a bulletproof trust level between you and your prospect. He even spills his BEST secrets on stage. He doesn’t hold anything back and his prospects were itching for more. When you give away your best secrets for free, prospects begin to wonder… if these game changers are FREE what else can he teach me?
